What do I do if I am interested in a property I see on your website?

Email us at rentals@theshandongroup.com or fill out the form on our properties page.

WE DO NOT RENT ANY PROPERTIES SIGHT UNSEEN UNLESS THERE ARE SPECIAL CIRCUMSTANCES OR YOU ARE MILITARY! 


What is your rental process?

  1. View the Property
  2. Fill out our Application
    We require that everyone over the age of 18 fill out an application! A scan of your driver’s license and proof of income are required on the application.
  3. Turn in your application fee and security deposit
    We require a security deposit equal to one month’s rent and a $75 per person application fee in order to start the application process. Your application fee and security deposit should be paid in separate, certified funds and turned into our office.
  4. Wait for your Decision
    • If you are denied, we will contact you and your security deposit can be picked up in our office
    • If you are approved, we can get started on your lease right away

 

What do you check for on the application?

  • Credit Report
    We look at the whole report, not just the score.
  • Income Verification
    We check for a minimum of 2.5x the monthly rental amount
  • National Background Check
  • Previous Rental History


What are your payment policies?

Rent is due on the 1st of each month. It is considered late after 5:00 p.m. on the 5th of each month. If you are mailing it, it has to be postmarked before the 5th. After the 5th of each month, a 10% late fee is charged of the total rental amount.


What forms of payment do you accept?

All rent must be paid in one of the following ways:

  1. Pay directly  on your tenant portal with a banking account  (ACH).
  2. Pay directly on your tenant portal with credit or debit card. Processing fees for credit and debit cards are charged by the processor PayLease/Zego and are paid by the resident.
  3. Pay in cash at any Wal Mart, Kroger or other CheckFree location near your.  For locations by zip code click here.  The vendor charges $4 for this service, but you do NOT have to purchase or deliver a money order. Please remember, we can no longer accept in office payments or money orders.
  4. Mail a certified check, business check, or cashiers check to our office.


Can I change roommates during my lease agreement? 

Possibly, with our approval after they complete the application process and with the approval of any remaining roommates. However, changing roommates will require your new roommate to fill out the application, pay the application fee of $125, and the additional roommate switch paperwork fee of $25. The security deposit we have stays with the property and it is up to the incoming and outgoing/remaining residents to discuss and handle without office involvement. The new incoming roommate will have to sign the existing lease agreement and accept the property in the current condition and will take on the current pre-agreed upon responsibilities to include utilities, owed rent, maintenance, etc… SUB-LEASING IS NOT ALLOWED.


I am thinking about moving. What should I do?

You need to inform The Shandon Group a minimum of 30 days prior to the expiration of your lease in writing to ask what else is needed. If you are breaking your lease, please remember you are responsible for rent until it is re-rented or your lease expires.


What fees are associated with having a pet?

Not every property, property owner, property insurance carrier, etc… allows a pet, so please do not assume! Generally, with permission, pets are allowed after a $75 pet fee due with application and a $200 non-refundable pet fee due upon move-in (per pet). Depending on the property, owner, breed, weight, and quantity of pets the fees are subjected to change in terms of price and refundable/nonrefundable.
