What do I do if I am interested in a property I see on your website?

Email us at rentals@theshandongroup.com or fill out the form on our properties page and we will respond to you regarding the current status of the property.

WE DO NOT RENT ANY PROPERTIES SIGHT UNSEEN UNLESS THERE ARE PREAPPROVED SPECIAL CIRCUMSTANCES OR YOU ARE IN THE MILITARY AND STATIONED ELSEWHERE.


What is your rental process?

  1. View the Property
  2. Fill out our Application
    We require that everyone over the age of 18 to complete an online application. For roommates, one roommate will start his application and then will follow the prompts to invite the other roommates to apply. The lead roommate will need to know the other roommates’ email addresses. To create a portal to submit an application, click the “APPLY NOW ” button on our website.
  3. Pay your security deposit and application fees in person.
    To take a property off of the market, your completed online application with three months’ of pay stubs, copy of federal or state-issued ID, accurate information for contacting previous landlords, and Parent Guarantor Forms where applicable must be completed and submitted.

    WHAT IF I AM A STUDENT AND NEED A PARENT GUARANTOR? You will need to provide your parents’ email address and they will be sent a link to the portal to be approved as a guarantor.

    APPLICATION FEES: FOR REGULAR APPLICANTS, THE APP FEE IS $100. FOR APPLICANTS WHO ARE STUDENTS WHO REQUIRE A PARENT GUARANTOR, THE FEE IS $130.

    SECURITY DEPOSIT FEES: Each property has a different security deposit requirement. The minimum security deposit will be the equivalent of one month’s rent.

    NO APPLICATION IS RUN UNTIL ALL FEES ARE PAID.
    Application fees and security deposits must be paid in two separate forms of payment. For the security deposit, leave the “TO” portion blank in case the deposit has to be returned to you if you are denied. WE DO NOT ACCEPT MONEY ORDERS. PAYMENT MAY BE MADE BY CERTIFIED CHECK.

  4. Wait for your Decision
    • If you are denied, we will contact you and your security deposit can be picked up in our office
    • If you are approved, you will be issued a lease through your portal.

 

What do you check for on the application?

  • Credit Report
    We look at the whole report, not just the score.
  • Income Verification
    We check for verifiable income that is a minimum of THREE TIMES the monthly rental amount.
  • National Background Check
  • Previous Rental History


What are your payment policies?

Rent is due on the 1st of each month. It is considered late after 5:00 p.m. on the 5th of each month. If you are mailing it, it has to be postmarked before the 5th. After the 5th of each month, a 10% late fee is charged of the total rental amount.

Please note that after your move in, we DO NOT accept in person payments or Money Orders.  Rent may be mailed, paid online on your portal, or paid with CashPay at any WalMart or Kroger.


What forms of payment do you accept?

All rent must be paid in one of the following ways:

  1. Pay directly  on your tenant portal with a banking account  (ACH).
  2. Pay directly on your tenant portal with credit card. Processing fees for credit are charged by the processor PayLease/Zego and are paid by the resident. Processing fees for credit and debit cards are charged by the processor PayLease/Zego and are paid by the resident.
  3. Pay in cash at any Wal Mart, Kroger or other CheckFree location near your.  For locations by zip code click here.  The vendor charges $4 for this service, but you do NOT have to purchase or deliver a money order. Please remember, WE DO NOT ACCEPT IN PERSON PAYMENTS FOR RENT OR MONEY ORDERS.
  4. Mail a certified check, business check, or cashiers check to our office.


May I change roommates during my lease agreement? 

Possibly, with our approval after they complete the application process and with the approval of any remaining roommates. However, changing roommates will require your new roommate to fill out the application, pay the application fee of $125, and the additional roommate switch paperwork fee of $25. The security deposit we have stays with the property and it is up to the incoming and outgoing/remaining residents to discuss and handle without office involvement. The new incoming roommate will have to sign the existing lease agreement and accept the property in the current condition and will take on the current pre-agreed upon responsibilities to include utilities, owed rent, maintenance, etc… SUB-LEASING IS NOT ALLOWED.


I am thinking about moving. What should I do?

You need to inform The Shandon Group according to the terms of the lease in writing stating your move out intentions. Make sure to check your lease to verify how many days’ notice you have to provide. If you are breaking your lease, please remember you are responsible for rent and the utilities provided for in the lease until it is re-rented or your lease expires.


What fees are associated with having a pet?

Not every property, property owner, property insurance carrier, etc… allows a pet. If a property owner allows a pet, you will be required to complete a pet application and pay the $100 non-refundable  pet application fee.  Non-refundable pet fees vary among properties, and are a minimum of $200 per pet per property and are due upon move-in (per pet). Depending on the property, owner, breed, weight, and quantity of pets the fees are subjected to change in terms of price.  Renewals will require an additional annual pet fee of a minimum of $200 and that any damage from a pet be repaired prior to a renewal.   All county, city, and municipality rules and regulations must be followed at all times by any pet owner who is approved to have a pet on a property.   Any damage caused by any pet will be charged back for repair to the pet owner.
