What do I do if I am interested in a property I see on your website?

WE DO NOT RENT ANY PROPERTIES SIGHT UNSEEN UNLESS THERE ARE SPECIAL CIRCUMSTANCES!
What is your rental process?
Once the property has been viewed you can fill out an application. There is a $60.00 application fee per person. We require a security deposit equal to one month’s rent amount with the completed application and application fee. If for some reason you are not approved your security deposit will be returned immediately. Your step by step move-in instructions will be emailed to the email address given on your application. Upon the decided move-in date your first month’s rent will be prorated.
What do you check for on the application?
We check for satisfactory credit (just depends on what’s bringing your credit down), verifiable income (pay stubs or deposit record), background check, number of occupants, and rental references.
What are your payment policies?
Rent is due on the 1st of each month. It is considered late after 5:00 p.m. on the 5th of each month. If you are mailing it, it has to be postmarked before the 5th. After the 5th of each month, a 10% late fee is charged. We have a Dropbox at our office for after-hours payments. Security deposits are equal to one month’s rent amount.
What forms of payment do you accept?
Check, Cashier’s Check, Money Order, and rent can be accepted through our online payment option. Cash is not accepted.
Can I change roommates during my lease agreement?
Possibly, with our approval and with the approval of any remaining roommates. However, changing roommates will require your new roommate to fill out the application, pay the application fee of $60 and the additional roommate switch paperwork fee of $25. SUB-LEASING IS NOT ALLOWED!
I am thinking about moving. What should I do?
Per your lease you need to inform The Shandon Group a minimum of 30 days prior to the expiration of your lease in writing. If you are breaking your lease, please remember you are responsible for rent until it is re-rented or your lease expires.
What fees are associated with having a pet?
With permission, pets are allowed after a $75 pet fee due with application and a $200 nonrefundable pet fee due upon move in (per pet). Depending on the property, owner, breed, weight and quantity of pets the fees are subjected to change.
