Maintenance Request

For non-emergency issues at any time,  please submit a maintenance request through your Resident Portal here.

To request maintenance  at a property, please complete the form below and a member of the Shandon Group or an approved Vendor or the property owner  will get in touch with you for repairs.   We often have to get approval from the property owner prior to the repair.  Please review your lease to see whose responsibility a repair is.

If this  is an  After Hours Emergency (fire, flood, sewer, electricity, or no heat when the temperature is below 50,  or anything that will cause significant damage to the property or require that you leave the property, please call our Emergency line at 803.758.4104. 

IF YOU SMELL GAS OR SUSPECT A  GAS EMERGENCY  LEAVE THE PROPERTY IMMEDIATELY AND CALL YOUR  ELECTRIC/GAS PROVIDER TO REPORT THE EMERGENCY.

Please remember that a broken air conditioner after hours cannot be addressed after hours and does not need to be reported until the office is open.    All non-emergency calls made to the after hours line will be charged a $100 after hours service call charge.

Please Note: MAINTENANCE ISSUES FOUND TO BE CAUSED BY THE RESIDENT WILL BE BACKCHARGED TO THE RESIDENT’S ACCOUNT AND WILL BE THE RESPONSIBLITY OF THE RESIDENT TO PAY.

Please remember that it is the resident’s responsibility to change the HVAC filters regularly.  If a heating/air  repair is the result of dirty filters, the resident will be charged for the service call and repair.  

Before making a No Heat call, please make sure you have had the Gas turned on with the power company.

Any plumbing problems which result as direct neglect of the resident or caused by anything being flushed other than toilet paper and human waste, will be billed to the resident.   Please remember only standard toilet paper and human waste can be flushed.

For after-hours and holiday emergencies, call our after hours answering service at 803-758-4104.  Please note that any non-emergency call made to the after hours number will incur a $75 after hours charge.
